Tangara Constructions worked with Neil and Jenny Kelly to create their dream home on a challenging sloping block. Neil and Jenny had previously worked with another builder to design their home, however, their original builder dropped out of the project.

“We had a house designed by another builder who dropped out, so we were looking for someone who could work with our existing design,” said Neil Kelly, the homeowner.

The client had difficulty finding a builder who was willing to work on the challenging Bonogin site.

“We really struggled finding a builder. So many builders are only interested in open and shut builds and only a limited few will take on the challenge of a sloping block.”

The Process

The Challenge

The site was on a very challenging block with heavily sloping bushland on rocky terrain.

“We knew our site was going to be a challenge from the outset. We have a very steep block set on shale rock, and the house had to be secured into the rock which was a big job,” said Neil.

As challenging site specialists, Tangara Constructions were able to easily navigate the site. The team began by clearing the vegetation from the building envelope and drilling down into the rock for the footings and progressed through the build process strategically.

The Outcomes

Tangara Constructions were able to complete the project within budget and a month early.

“Our results with Shane are more than we could possibly have expected.  He is a man of his word. We allowed 7 months for the build, but they completed it well within 6 and it was a large property.”

4. Budget Estimate

Next, your new home builder shall prepare an estimate of costs from the concept plan and inclusions. Whether you are on track with your budget or not, Tangara Constructions will guide you along the way.

5. Final Design and Specifications

At this stage, working drawings are finalised with the engineering designs and specifications, ready for council approval and the final costing.

6. Final Pricing

Following by the agreement of final design and specifications, a detailed costing of your custom home is undertaken with all specifications.

7. Signing The Contract

Upon establishment of the final price, building specifications, and construction time, the contract is prepared for you to sign.

After you and your home builder have agreed upon the final price, building specifications, and construction time through a written contract, your new custom home is ready to be built. Throughout the entire construction period, you will be informed of the work progress and have access to our online client portal.

If you are a new homeowner, you can also apply to receive the government first home owner’s grant which will assist you with financing. Once you can finance your home you need to consider the land you want to build on.

Buying Land

There are several factors to consider when you are buying land. First and foremost are location and suitability. Check that the land is situated near and has access to any facilities, services, and infrastructure you will require. Also, make sure the land is large enough to fit the home you intend to build while leaving you as much space as you require. This will depend on the needs of the individual, especially when it comes to outdoor living items such as a pool or a large garden. Next, you will want to check the quality of the soil with a soil test and make sure that the block has easy access for the builders. Contracting a Builder

The next step is contracting a builder. Choosing the right builder can be tricky; you can either search online for a suitable builder yourself or you can create an open tender advertising for builders to contact you. Most builders prefer the first option, however the second places emphasis on the cost. Keep in mind that most builders will only quote the cost of the house itself. If you require additional work outdoors such as a driveway, outdoor entertainment, landscaping you will need to discuss this with them separately.
